De Francesca Law was founded by Paul De Francesca in 2004 as a boutique law firm dedicated to the practice of real estate law. With prior hands-on Bay Street experience of sophisticated real estate and mortgage transactions, Paul provides the expertise and guidance to lead his commercial and residential real estate and mortgage law practice in a demanding and highly competitive business environment.

Paul De Francesca
Paul De Francesca is the founder and owner of De Francesca Law, the boutique real estate law practice he established in 2004. Prior to launching his own firm, Paul worked in numerous large law practices on Bay Street in Toronto’s financial district, where he mastered the complexities of commercial and residential real estate and mortgage law, and meeting the needs of clients. In addition, he has worked in the planning departments for the Town of Markham and the City of Toronto.
Paul holds a BAA degree in Urban & Regional Planning from Ryerson University, and earned his LLB degree from the University of Windsor in 1998. He was called to the Ontario Bar in 2000. He is the co-author, with John Mascarin, of Annotated Land Development Agreements and a regular contributor to a variety of legal journals dealing with commercial real estate and land development.

Amanda Carpenter is a real estate lawyer and an associate lawyer with the firm. Since her Call to the Bar, she has worked in real estate law with different firms throughout the GTA. In her present capacity, she assists clients in purchasing and selling property, drafting wills and providing general legal advice, while she gains experience in land development. She is a regular contributor to Real Estate and Mortgage Report, the firm’s e-newsletter, writing on general interest real estate issues and current trends in the Toronto market.
Amanda holds a BA degree in Computer Science and Humanities from McGill University and earned her JD degree from Osgoode Hall Law School, York University in 2012. She was called to the Ontario Bar in 2013. Amanda is a member of the Canadian Bar Association, Real Property Section.

Alicja Kachnicz has worked as a real estate law clerk since 2003. Prior to joining De Francesca Law in 2014, she worked in the legal field for several years, most recently for TitlePlus, where she gained invaluable experience in both real estate and mortgage law and expertise in delivering client satisfaction to the firm’s clientele. She has significant experience in a wide range of commercial real estate and mortgage matters, as well as in residential purchase, sales and refinancing, and in closing private mortgage transactions. Alicja is an honours graduate from the Law Clerk program at Humber College.

Debbie Pereira is the face and voice of De Francesca Law. For more than 30 years, she has devoted her career in delivering excellence in office administration and quality customer service. Prior to De Francesca Law, Debbie worked in financial services and the construction and engineering sector in customer service. In her current role, she ensures that the needs of clients are always addressed efficiently and in a timely, professional manner.
